Site Description: The subject property

Building Description:
The subject property comprises part of a
two and three storey mixed-use building
constructed approx. 10-20 years ago.
Construction is of a concrete and clay bricks
under a timber framed tile clad pitched roof
with single storey extensions having a
variety of roof surfaces.

These premises comprise a restaurant
arranged as follows:

Front Bar/ Bistro measuring spprox. 7.6m
(25ft) by 6.4m (21ft) beyond which is a
restaurant are measuring 7.6 (25 ft) by 6.4

Internal seating consists of six bar stools

and 28 seats within the mezzanine area for
a total internal seating of 75 plus 6 at the
bar.

At the front there is an open terrace
extending the full width of the unit and
varying from 3.05 (10ft) to 4.55m (15ft) in
width with additional seating for 18 patrons.

The restaurant has a bright and airy decor
and kitchen area, although cramped, is fully
equipped with modern fixtures.

When taken, measurements are made in
accordance with the Code of Measuring
Practice issued by the Royal Institution of
Chartered Surveryors, but must
nevertheless be regarded as approimate.

It is assumed that any flank walls are party
walls and that satisfactory arrangements are
in existence for their repair and
maintenance.

The premises are connected to all main
services. We have not tested the
mechanical, plumbing and/ or electrical
systems but they appeared to be in
reasonable working order as at date of
inspection.

Environmental Issues:
In the terms of the subject property, unless
otherwise stated in this report, the existence
of any hazardous material, which may or
may not be present on the property, was not
observed nor was there any knowledge of
such materials on site.
